ON-SITE DESIGN CONSULTATION
If you are unsure about the best way to extend/renovate your existing home or design your new home, but you may have some ideas and require professional assistance and re-assurance, or possibly explore other alternatives, a “Design Consultation” is the most efficient way to commence.
For $150 incl GST, The Home Design Centre will visit your existing home or block of land and spend time to carefully discuss the possibilities and options. We will discuss alternatives, options & ideas, make suggestions and provide genuine, professional & independent advice to specifically suit your individual budget & lifestyle requirements.
Following the “Design Consultation” you will have an understanding of the possibilities and the steps in the process. You will have the knowledge that the proposal will meet your budget & lifestyle requirements and you will be able to make decisions on an informed basis.
“Design Consultations” are available Monday to Friday within theBrisbaneCity,RedlandCity & LoganCityareas and on Saturday mornings in other Council areas.
PRELIMINARY CONCEPT DESIGNS
Following the “Design Consultation” and having had time to consider the ideas, options & alternatives discussed , the next step in the process is to contact our office and arrange the preparation of “Preliminary Concept Plans”.
The “Preliminary Concept Plans” normally consist of Existing Floor Plan/s, Proposed Floor Plan/s & Elevations, clearly showing the project as a completed product.
With our customised process, if you decide that you do not want to proceed with the project, it is possible to use the “Preliminary Concept Plans” as a selling tool for prospective purchasers to show them the true potential of your property.BUILDING PLANS
The final stage in the process is the Preparation of “Building Plans”. These building plans address structural & finishing information that is critical for not only the Approvals process but for the Quotation & Construction process. These drawings are to be submitted to a Private Certifier or Council for building approval.
The cost of “Building Plans” can vary considerably depending on the complexity of the works and the size of the project and will be quoted on an individual project basis.
In addition to our services, the majority of projects will require some level of input from other Consultants to prepare specific documentation, reports & certificates.
Some of the Consultants required may be Structural Engineers, Soil Testing, Energy Efficiency Assessment and Town Planning. We have a Schedule of recommended Consultants which we deal with on a regular basis and will assist you in engaging the correct Consultant as required for your individual project requirements. The Fees of the Independent Consultants will be quoted by them direct to you at the appropriate time.
