Ten Steps towards Building Your Dream Home
1. DRAW UP YOUR BUDGET
Your budget to build your dream home is an essential tool that will give you a clear idea of what you can afford. Without a budget you face the risk of unfinished projects if you run out of funds or face unexpected borrowing expenses.
2. SORT OUT PRE-APPROVAL FINANCE
This is the time to discuss your finances with a Mortgage Broker to determine your borrowing capacity, loan options and repayment amounts.
By organising a Pre-Approval before you find your dream location, you will ensure that you have sufficient funds to complete your dream home project.
3. FIND THE PERFECT BLOCK OF LAND & ENGAGE YOUR BUILDING DESIGNER TO PREPARE YOUR DREAM HOME DESIGN
To capture the features of your house site, your Building Designer will work with you to ensure the correct orientation to maximise the energy efficiency of your new dream home.
4. WORK THROUGH YOUR CONCEPT DESIGN PLANS/DRAWINGS
In consultation with your Building Designer any potential issues can be addressed at this early stage, potentially saving your thousands of dollars once construction has begun.
5. PREPARE BUILDING PLANS INCLUDING SOIL TEST, ENGINEERING, ENERGY EFFICIENCY ETC FOR COUNCIL APPROVAL
6. SEND OUT PLANS FOR QUOTING BY BUILDERS
By sending out plans for quoting by Builders, you ensure that your dream home remains within your budget. It is important to have the prices confirmed prior to signing any contracts and the commencement of any building project.
7. ENGAGE BUILDER & SIGN LAND & BUILDING CONTRACT
Once you have finalised and confirmed the FULL contract price for your project, engage a QBCC licensed Builder to commence construction.
8. FINALISE FINANCE APPROVAL (CONVERT PRE-APPROVAL TO FULL APPROVAL)
Your Mortgage Broker will be able to assist you with this process, now that you have fully signed land and construction contracts.
9. ADVISE BUILDER FOR LIST OF INCLUSIONS, COLOURS, FINISHES ETC
